BUILDING REGULATIONS FOR MODULAR BUILDINGS

BUILDING REGULATIONS FOR MODULAR BUILDINGS

Quality assurance is at the heart of modular construction, which is why there are multiple regulations that come into play when designing and manufacturing modular buildings. Paragon Space is serious about ensuring quality and consistency across the board, with numerous guidelines being adhered to at all times.

Types of regulation

In a nutshell, building regulations for modular buildings cover the following areas:

  • Structural

  • Fire safety

  • Resistance to contaminants and moisture

  • Toxic substances

  • Resistance to sound

  • Ventilation

  • Sanitation, hot water safety and water efficiency

  • Drainage and waste disposal

  • Heat producing appliances

  • Protection from falling

  • Conservation of fuel and power

  • Access to and use of building

  • Glazing safety

  • Electrical safety

Construction Industry Council

The CIC creates policies that shape built environments so that they meet the needs and expectations of modern society. As a collective of construction experts, this organisation aims to enhance the industry to enable a greater positive impact on the world through responsible construction.

The Department of Communities and Local Government

The DCLG sets the standards for all types of building contracts. This includes confirming that the buildings are structurally reliable and equipped in line with national requirements for power and fuel usage.

Building Control Alliance

It isn’t just the initial condition of a building that matters, as its ongoing upkeep is also crucial. The Building Control Alliance monitors the maintenance of buildings to check that they remain safe and accessible, as problems and deterioration can occur over time.

Association of Specialist Fire Protection

The ASFP focuses on setting regulations in regard to fire safety within buildings. Another organisation is the British Automatic Fire Sprinkler Association (BASFA), which works closely with ASFP to make sure that fire sprinkler systems are in place where required and in full working order.

Department of Health

Dedicated to creating and maintaining regulations that protect public welfare, the codes put in place by the Department of Health prevent buildings from posing a risk to people with health conditions such as asthma.

UK Green Building Council

Environmental responsibility is more important than ever and Paragon Space is dedicated to supplying sustainable modular buildings. The UK Green Building Council’s job is to support the ongoing improvement of new build construction and explore ways to achieve a greener future.

Zero Carbon Hub

The Zero Carbon Hub was created to support the Climate Change Act, which is a commitment by the UK to achieve net zero carbon emissions by 2050. The organisation closed in 2016 but continues to offer valuable online guidance for the manufacturing of carbon zero homes and buildings.

Gas Safe Register

The Gas Safe Register protects the public from unsafe gas work through inspections and investigations. It’s also where you can find engineers in the UK who are officially registered for the installation of boilers, central heating systems and gas fuelled equipment.

Oil Firing Technical Association

When a building uses an off-grid gas supply, the Oil Firing Technical Association is there to set the standards for safe and efficient heating.
